We rebuild old, outdated structures through urban transformation. Urban Transformation is the process of renovating old and risky structures in a city and constructing new and reliable structures in their place while preserving the city's historical fabric.

The concept of risky structure, as defined by Law No. 6306 on the Transformation of Areas at Disaster Risk, defines a structure located within or outside a risky area that has reached the end of its economic life or is determined to be at risk of collapse or severe damage based on scientific and technical data. In this context, our company has completed and delivered nine urban transformation projects to their owners since 2013.

Project Development

The works we have carried out in Fatih, Zeytinburnu, Beyoğlu, Şişli, and Küçükçekmece, as well as the URBAN TRANSFORMATION PROJECTS, provide services with architectural solutions that suit and befit the valuable regions of Istanbul. Due to the nature of the regions we work in, with adjacent buildings and high density, these projects are often realized without additional floor density but with reductions in size during renewal, using rational solutions in a challenging process. Building renewal is not as simple as demolishing the old building and constructing a new one in its place. These works progress with technical and architectural aspects, as well as a quite demanding psychological process. Achieving the level of both material and spiritual satisfaction of the people involved, reaching the best possible result, requires experience, trust, and teamwork.

Meeting Process

We start by exchanging ideas with the apartment owners of the building to be renewed, defining their interest and requests regarding the matter. The fact that the majority of apartment owners support the renewal process constitutes the most important part of the work. At the appropriate stage, detailed documents are prepared for the building and all related details, regarding its location and feasibility, and preparations for the proposal process begin. At this point, it is of great importance to have our own architectural team and a staff experienced in municipal and legal processes. Our years of work experience and closely following municipal procedures, recent regulations, and legal developments have made us highly experienced in Urban Transformation. We share every step of our work with the apartment owners and finalize the building’s proposal and feasibility in the fastest way possible. Within the framework of the agreement reached with the apartment owners, the renewal authorization of the building is obtained through a notary, and the process begins.

Construction Process

To prepare the risk report of the building, core samples are taken, the demolition decision is obtained, and if applicable, studies are conducted with the monuments board. Documents are submitted to the municipality, and legal follow-ups are carried out where necessary to avoid time loss. The building is evacuated, and the demolition process begins. After demolition, foundation works and the building construction process are initiated. During this stage, residents are involved in the work related to their residences. Materials are selected, architectural design is shaped according to their requests, and building-specific standards are determined. The architectural project is finalized and submitted to the municipality for licensing. The construction process is monitored at every stage by both the municipality, our in-house team, and independent inspection firms. At the time of delivery, the residences are handed over to the apartment owners as agreed, and the process is completed.

Delivery Process

Building responsibility is becoming increasingly important, and unfortunately, due to the lack of follow-up in later years, the diligence, work tracking, and commitment shown in the early days often disappear after delivery. To prevent this, our company delivers your building flawlessly with high-quality materials and workmanship, manages this process in the best possible way, and continues to stand behind its work.
